This initial consultation is for our independent advisers to understand fully your current needs and circumstances, enabling us to check your eligibility for a lifetime mortgage and to then source the whole market for a suitable, competitive, lifetime mortgage option that achieves your needs.

Property and Finances Audit
We will ask to analyse details of your income, outgoings, any benefits, along with an estimated value of your home.

Create Bespoke Strategy
Our independent equity release service provides specialist advice tailored to you. We’ll talk through every aspect of the lifetime mortgage option(s) provided to you so there are no surprises, ensuring that you understand things fully.

Review Application
If you decide to go ahead, we’ll then submit your lifetime mortgage application to the chosen lender. Once the lender’s initial underwriting has been completed, they will then arrange for your property to be valued by one of their surveyors. The outcome of the lender’s valuation of your property may affect the lifetime mortgage amount applied for.

Offer Issuance & Post Offer
Once your lifetime mortgage has been formally approved by your chosen lender, you will receive your formal mortgage offer. You will require a solicitor to act for you for your lifetime mortgage. You can choose your own firm or we can provide you with a recommended specialist firm to independently act for you. We then work alongside your chosen solicitor to complete all the post offer requirements to achieve a completion date and payout of your equity release - tax free cash lump.

- How much does it cost to release equity?
Your independent equity release mortgage advisor will provide a personalised roadmap for your lifetime mortgage, including any fees you could pay along the way. For example, property valuation fee, lender product fee, our independent broker advice fee together with your nominated solicitor charges.
- How much equity could I release?
This is entirely dependent on your age(s), your property type, the value of your property, the surrounding area, along with your personal and financial circumstances. Typically, you will be able to release between 20% and 60% of the total value of your property.
- Do I still own 100% of my property after a lifetime mortgage equity release?
Under a lifetime mortgage equity release plan, you retain ownership of 100% of your property.
- Do I still own 100% of my property after a home reversion equity release?
No, you do not retain 100% of your property ownership under a home reversion equity release. As part of home reversion, you sell part or all of your property for a tax-free lump sum and a lifetime lease. Any part of your home that you sell under a home reversion no longer belongs to you.
- Can I pay off equity release early?
Yes. You can pay back some or all of your lifetime mortgage early. However, this might not always be the best option, and you will likely have to pay an early repayment charge. If you’re considering repayment options, it’s best to speak to your independent equity release advisor.
- What can equity release be used for?
Equity release is a way for people over 55 to access tax-free cash. How you spend this cash is entirely up to you.
